In May 2026, buyers' expectations for price drops in the Dubai real estate market have notably decreased to 63%, down from over 70% at the onset of recent conflicts. This shift may indicate a potential stabilization in the market, enticing Iranian investors looking for opportunities to purchase property in this vibrant metropolis.
While advertised prices are slightly below pre-conflict levels by just 2%, the demand for rental properties is also adjusting. New rental contracts are only 20% below pre-conflict levels, a significant improvement from the 32% reported in March. This trend suggests that many house-hunters are opting to rent temporarily as buyers and owners await a more favorable timing to close the price gap.
As market dynamics evolve, Iranian buyers might find that acting sooner rather than later can lead to advantageous investments. With rental prices showing resilience and overall market expectations improving, now could be the perfect window for discerning investors to secure property in Dubai before further recovery takes place.
