The Golden Visa has become a buzzword in Dubai, especially among international investors, including many from Iran. As of 2026, major changes in the Golden Visa system have made it easier and faster than ever for new investors to navigate.
One of the most prevalent myths is that a substantial cash deposit of AED 1 million is needed. This requirement has been abolished. Today's regulations only state that the property must be valued at AED 2 million or more. Irrespective of whether you are buying the property outright or through a mortgage, as long as your lender issues a No Objection Certificate (NOC), you can qualify for the Golden Visa with a standard 20% down payment.
Additionally, many believe they can only obtain the Golden Visa through ready properties. That is not the case. Off-plan properties are also eligible, provided the investment meets the AED 2 million threshold. Instead of a Title Deed, you can use your Oqood certificate as part of the documentation process, allowing for significant flexibility in your investment choices.
